My practice is built on a simple premise: most property decisions are made too quickly, on too little information, by people who have not been asked the right questions. The work I do is a corrective to that.
I started in real estate because I was tired of watching friends, family, and first-time buyers make irreversible financial decisions on the back of a forty-five minute showroom visit. Buying property is one of the few transactions in life that you cannot easily undo, and yet it is often advised on with less rigour than a portfolio rebalance.
My practice is the opposite of that. I take on a small number of mandates each year. I begin with a diagnostic, not a deck. I tell clients when not to buy, when to wait, and when their existing strategy is wrong. Sometimes those conversations cost me a transaction. They never cost me a client.
The right question, asked early, is worth more than the best deal, found late.
Standard CEA-regulated commission, paid by the developer or seller in the vast majority of cases. The first conversation is free. The diagnostic is free. The work is paid only when a transaction completes, which means our incentives are aligned: I am paid to find you the right property, not to sell you any property.
