How are you compensated?

Standard CEA-regulated commission, paid by the developer or seller in the vast majority of cases. The diagnostic call is free. Fees are paid only on completed transactions, which keeps incentives aligned with your outcome rather than your appointment count.

What districts do you cover?

Primary specialisation in Districts 9 (Orchard, River Valley), 10 (Holland, Bukit Timah), 15 (East Coast, Marine Parade), and 16 (Bayshore, Bedok). I will work outside these districts for existing clients, but I do not pretend to have the same depth of view in unfamiliar areas. If your search is centred elsewhere, I will tell you upfront and either refer you on or take it as a learning mandate at a discounted scope.

Do you only work on new launches?

No. Roughly half of my mandates are resale, decoupling, or off-market. New launches are visible because they are easy to publish; the resale work is most of the actual practice.

What is the minimum budget you work with?

I do not have a fixed minimum, but the work makes sense from roughly SGD 1.5M and above. Below that, the advisory time and complexity often outweighs the value I can add. I will refer you on if it is not the right fit.

For Foreign Buyers

Can foreigners buy property in Singapore?

Yes, with restrictions. Foreigners can purchase non-landed private residential property (condominiums, apartments) without needing approval. Landed property requires Land Dealings Approval Unit (LDAU) approval and is generally restricted. ABSD applies at 60%, but treaty-based remission brings the rate down to the SC equivalent for eligible nationals.

Which nationalities qualify for ABSD remission?

Under Singapore's free trade agreements, nationals and permanent residents of the United States, Switzerland, Liechtenstein, Norway, and Iceland are eligible for ABSD remission. The full mechanics are covered in the ABSD remission explainer.

Mandates & Process

Why do you gate your 360 virtual tours?

Two reasons. First, developer agreements typically restrict public distribution of unit visuals. Second, gating the tour gives me a chance to send you the right unit walkthrough for your situation, not a generic showroom video. The tour link is sent via WhatsApp after a short intake, time-limited, and not indexed by search engines.

How long does a typical engagement take?

Owner-occupier searches typically run 2-6 months from diagnostic to completion. Investment portfolio mandates can take 6-18 months depending on structure and timing. Off-market resale mandates run on the seller's timeline, which can be anywhere from weeks to over a year.

Do you advise on selling, or only buying?

Both. Sell-side mandates are particularly under-served in Singapore, where most agents are oriented toward developer commissions. If you are exiting a property and want it positioned, marketed, and negotiated by an advisor working only for you, that is exactly the kind of mandate I take on.

What does the diagnostic call actually cover?

Thirty to forty-five minutes. I will ask about your goals, holding period, financing, family structure, current holdings, and the questions you have already been turning over. By the end of the call you will have a clearer view of whether to proceed, what your realistic options are, and what the next step looks like. No pitch, no obligation, no follow-up unless you want one.
