Add the rarity of remaining freehold sites along the Bayshore corridor, and there is a credible case that the next 24 months mark the last entry window before D16 reprices to within touching distance of D15.

  • Long-hold portfolios looking to exit the prime core and rotate into freehold, lower-quantum East Coast supply.

Who D16 doesn't suit

  • Anyone optimising purely for capital appreciation in a 2-3 year horizon. The repricing thesis needs time.
  • Buyers who need the prestige signalling of a postal-code in D9 or D10. D16 is functional, not a status purchase.
