D16 has historically traded at a discount to D15 (Marine Parade, Katong, Joo Chiat) despite sharing the same East Coast lifestyle. Two things are closing that gap: the Thomson-East Coast Line (TEL) extending through Bayshore and Sungei Bedok, and the Long Island reclamation programme reshaping the coastline. Add the rarity of remaining freehold sites along the Bayshore corridor, and there is a credible case that the next 24 months mark the last entry window before D16 reprices to within touching distance of D15.
